  • €800,000 Investment
    • Applies to qualifying property in:

    • Applies to qualifying property in other regions of Greece.
    • The €400,000 and €800,000 routes generally require one property of at least 120 m².
  • €250,000 Investment
    • The reduced threshold is limited to:
      • Commercial or industrial buildings legally converted to residential use
      • Listed or historic buildings requiring restoration
      • It is not available for ordinary residential purchase.


Property-Use Restrictions

Golden Visa properties may be restricted from short-term rental use.

Investors should complete title, zoning and use reviews, especially for conversions or restorations.


Family Eligibility

The principal investor may generally include:

  • A spouse
  • Unmarried children to age 21, potentially to 24 independently
  • The parents of the investor and spouse

Family permits are generally linked to the principal investor’s permit.


Application Requirements

Applicants generally provide:

  • A valid passport and lawful entry documentation
  • Investment, payment and registration evidence
  • Insurance, biometrics and fees
  • Civil-status documents for accompanying family members

Timing depends on appointments, documents and required reviews.

Residence and Renewal Requirements

The residence permit is generally issued for five years and renewable for further five-year periods while the qualifying investment is maintained.

Renewal depends on continued ownership or validity of the investment rather than a prescribed annual stay.


Schengen Travel and Employment

Permit holders may travel within the Schengen Area for up to 90 days in any 180-day period.

The property-owner route does not generally grant unrestricted salaried employment rights, although permitted investment and business activities remain available under Greek law.
